I have a Bestop Trekstep on my truck for about9 months and can't sat enough good about it. Install was easy, a few bolts off and replace with supplied hardware. Adjustability is great and function is just what you want. I'm sure the Amp research step is good too but why spend the extra money?

I've had my truck for 2 weeks have already used it for a variety of things, I see it as a huge multi tool.
What is your favourite functional Mod/Addition you have done to truck? Excluding appearance and performance mods.
Tonneau cover is the obvious pick, I've read a lot of people say their tailgate lowering assist one of their favourites. What is yours?

I got my Lariat pretty loaded, so I am going to have two sections here, one for OEM features I got that I WOULD get as a mod if my truck didn't have them, because not everyone buys a Lariat or up, as the XLT is the highest volume trim, so I think it's useful to say I would mod these.
OEM I would get as Mods:
Power Running Boards - Never considered them, our salesman has been with our family for a few generations, so I trusted when he advised I give them a shot since we have a 3 year old and 5 year old (2 and 4 at the time I got the Lariat). They make getting in and out of the truck for them so easy, and the kids think they are entering a spaceship or something, they get so excited to use them. They come down further than the fixed in place ones, and since they hug the body when up, are less likely to be a problem when offroading or just on narrow roads with high curbs. I would definitely add them to any future F-150 if I couldn't get them stock (Either OEM or AMP).
Some kind of Tailgate Step - I had this on my XLT and then my Lariat. I am a young guy and climbing into the bed isn't going to be the end of the world, but I do use the bed pretty frequently and just for the time savings alone of being able to just naturally walk up the step and get into the bed is worth it.
Spray in Bed Liner - I had drop in on my 2017 and my 2012 was naked. I wish I had not waited so long to do a spray in, it's the best and I wish Ford would just make it standard.
Actual Mods:
Bilstein 5100s - I only got them yesterday and not installed, so this is more just based on word around here, but these seem to be a must have and if it wasn't for rain yesterday mine would be on. Excited to see the difference.
Forscan - I disabled the double honk, which has been OUTSTANDING, that always drove me nuts on previous vehicles with push button start. I enabled DRLs with Running Lights and Fogs, it looks outstanding with my truck having the OEM LEDs headlights and LED fogs. Gives me extra visibility to cellphone impaired drivers which is my main reason for doing it, but it also looks great. I also enabled Secure Park, which I really like. I don't leave my truck just running often, but sometimes I run into a store real quick and my wife and kids are in the truck. We live in a safe area, but never can be too careful. At least with me taking the key nobody can just drive away with my family. Unlikely as it is, it's just a great option. I also added the heated steering wheel to the Sync 3 home screen. Why they couldn't find a spot for a physical button like every other Ford I don't know.
MX4 Tonneau Cover - I bought this for my 2017 and carried it over to my 2019. Still looks new and has served me incredibly well, would buy one again in an instant.
Hopefully all those meet your conditions, I think they are all functional in true purpose even if some I also appreciate for their appearance (The MX4 for example looks outstanding on my truck, and soft covers don't even come close, despite being able to functionally do a very similar job).
Other thoughts:
Above are mods I would absolutely do to any F-150, things I would like to have though if I didn't already have them:
360 Camera - I survived just fine with my XLT and not having these, but there were a few times in tight parking garages that these would have made me feel better about things
LED Headlights - Not just replacing the bulbs and keep halogen housings, I think that is terrible and looks terrible from the outside. I can see these guys coming from a mile away and to me the trucks just look like every early 2000s high school kid that threw cheap HID bulbs in their Honda Civic. True full replacement headlights. Biggest issue is the cost, doing it right isn't cheap but I think if you drive a lot at night it's worth it.
Tailgate damper - Never added this to my XLT and don't consider it make or break, but it has been nice with the Lariat, especially with the added weight of the tailgate step. Not hard to lower it without it, but if it happens to slip and come down uncontrolled, it's nasty.

Forscan tops the list for me, as well as the charge cord relocation. Keeps the cable from getting pinched & use it everyday.
Tonneau cover is an obvious choice as well as cargo management systems to keep items from sliding around the box.

2. Supernova V.3 Led bulbs in the stock reflector housings, much more side light, distance, color, at a lower than stock cut-off adjustment.
3. Carr Super loop steps, I have short legs and my wife shorter.
???4.??? Sound upgrade to XL base Sync sound system. Have parts, Need time.

8 inch cluster by far for me. Love. It. Tailgate shock and weathertech mats tie for second. Got a Du Ha under seat storage bin that is extremely useful. Cosmetic (still functional) is the ceramic tint and the STX grille. My Borla touring exhaust is amazing. I've got a Dee Zee rubber bed mat that is nice but getting Line X done next week.

In my case... In order of how much I love them.
Adaptive Cruise! I use this every day on my 18mile commute in traffic to work.. I absolutely LOVE this function.
Now that Summer is here.. the Cooled Seats (after the DYI-Make them Work repair.)
The On the Fly 4x4! (My last truck made you get out, turn locks on the front wheels, then a 4x4/2x4 leaver/shifter in out.)
Aluminum Body (No more Rust)
Winter : Remote Start... warm her up first!
I would like the nav, if only my maps were not from 2014.
