Insurance is going to be a big one.
Also, with 80-100 acres, I would keep the trucks away from the Bikes/ATVs. By nature the bikes and ATV's will be able to handle obstacles at higher rates of speed. A collision would be devastating.
I have spent most of my life riding and racing MX and have seen some bad things happen in that time.
