There is NO real life span as the variables are many.

Actually, this is wrong, a new tire will begin to degrade as soon as it leaves the mold. The oils in the tire start to slowly release from the rubber right away.
At the Tire shop I use to manage, we had several BFG radial TA, and uniroyal Laradeo tires that were in the showroom on display for about 3 years, they only saw the inside of a delivery truck, our warehouse and then the showroom. In the showroom, there was always oil spots on the floor from the tires. when we changed out the display finally, I remember talking about the Radial TA being a 7 year old tire, that was new, and starting to crack! it never seen any UV, no harsh weather, not even tire shine (we refrained from using that as it degrades rubber at an excelerated rate, especially silicone based crap)
Ask any Tire Manufacturer and they will tell you, life of a tire is 6 to 8 years, after that it's risking cracking in the sidewalls and between the tread, and the steel can start to seperate from the rubber, no matter if it's been in service or storage.
