people who haven't rented in a long time are always shocked by how much it actually can cost these days. I have no doubt he could be paying 2k a month in rent. Around me in middle of nowhere Ohio you aren't getting over 1000 sq ft and 2 bedrooms for less than 1100. and in metropolitan areas like cleveland, you can pay that for much less room. I also have friends whose mortgage is around this, but to me the uncertainty of living in the area long-term and not having to deal with maintenance justifies the added cost of rent over a mortgage. For now at least...

sorry for the derail. Good luck with the build

So you're a salesman at Ford and a realtor. Wow. Thank god I didn't buy my truck from you. Making that type of coin you are not giving too many deals.

I'm just excited to own a ford, isn't that what this forum is about. I was always A dodge guy until this year the fact that the ford is 600/700 lbs lighter and the whole shape of the body is above par with competition.

Let's move away from my finances and be nice it's Easter Sunday let's all be grateful we can afford to have nice things.

And yes I know I have contemplated moving out of NY because owning a $270,000 house with 9000 taxes is over $2400 a month I can move to SC and live in a beautiful home for $1500-1700. LONG ISLAND is one of the most expensive areas in US and it is tough for a young guy to stay
Touché. If you are happy nobody else should care.

Haha thanks, and yea making that money isn't uncommon as a salesman just for some insight into how system works and it does VARY! I get paid 22% front end gross and 8% rear end. So for example I sell on average 15 cars a month. If a truck like a lariat f150 is msrp $50,000 invoice is $45,000 let's say. We have $1000 or $2000 with lease in rebates. If I give you a fair discount let's say $46000 for a truck that was $50000 I made $3000 profit x .22 = 600+ multiply the average commission on my sales are $400-600. I don't have to rip someone off to make money, you just have to have a product worth paying for. You'd be surprised how many cars like raptors which you can't get or 15 mustangs and multiple buyers paying over sticker. Fortunately I enjoy my job.
