The first one seems pretty scary. Only 98k miles and new(different) engine, new transmission, and new catalytic converters. It seems like it was just treated to rough. The second one depending on miles may be a good deal.
One thing I always look at is how the person's other things look like. Is their other stuff trashed? Are they a mess? This lets you know how they keep their things. If it is all clean then it means that they probably took care of it.
Other than that just ask a lot of questions. If they have a good service history for the vehicle that is also huge.

Ya I gotta agree on that one. A new engine after only 50,000 miles just doesn't seem right. He didn't even give an explanation as to why it needed all that stuff. I don't know about the second one. It looks like a two wheel drive and they're just not my thing. It is obvious when you pop the hood on a vehicle whether the owner does any maintenance on it or not. Just make sure you look it over good and ask lots of questions. If the guy hesitates or backtracks at all, just walk away.
